Where students live in Lincoln, and what is near each area

Six areas, each with a real walking time to the Brayford Pool campus and to the High Street, read from Google Maps on 8 September 2026 rather than estimated. Under each area: the independent shops our own directory holds within 800 metres, computed live from their coordinates, and, where the directory is thin, a short list of shops checked directly against the Food Standards Agency register or their own pages on the same day. The two lists are kept separate below, because they are different claims: one is what our directory verifies, the other is what we found on one day’s search and have not added.

Mostly university halls

Brayford Waterfront

The marina around Brayford Pool, on and immediately beside campus. The shortest walk of the six by a long way.

Cygnet Wharf, on the waterfront and on campus (three buildings, 442 furnished en-suite bedrooms). St Marks and The Gateway are a few minutes further round. Brayford Quay, a private operator at Newland LN1 1YA, sits on the same stretch; its address is taken from its own site and used for location only.

Mixed: one hall, otherwise the retail spine

High Street

The city's main shopping run, from Cornhill down toward the level crossing. Not a residential area in its own right so much as what every other area walks to.

The West End

Terraced streets off Carholme Road, West Parade and Yarborough Road, north west of the Brayford and below the Castle.

Ordinary Victorian terraces let room by room. No blocks and nothing purpose built.

Monks Road

East of the centre, running out past the Arboretum. Uphill from the High Street rather than from campus, and the longest walk to both.

The steepest and longest walk of the six: Bailgate, Steep Hill and the streets around the cathedral and castle.

The one hall that fits no area

Valentine Court, 469 furnished bedrooms. South west of campus, out by the retail park. The University’s own accommodation pages describe it as a 7 minute walk from the Brayford Pool campus. Routed on Google Maps on 8 September 2026, LN6 7GU to LN6 7TS comes back 18 minutes, 0.8 miles, via Tritton Rd. We are stating both numbers rather than picking one: the university’s own figure, and what a routed walk actually returns.

What this page does not tell you

It names no landlord and no letting agent, and it says nothing about any building except where it is. It does not rank areas by safety, because we have no source for that worth publishing. The directory-backed lists are bounded by our own data rather than by what is there: we hold coordinates for 561 of the published Lincoln directory. The businesses checked directly are a single day’s search, not a directory, and none of them carries a verification badge because none has been checked at Companies House.

The walking times are to two fixed points: the Brayford Pool campus at LN6 7TS, and the High Street at Cornhill, LN5 7HB. A different door on either will move the number by a minute or two, and Google Maps returns more than one route for some of these pairs; the number shown is its fastest.
